Franchisor decided not to exercise renewal options in underlying ground leases and, as a result, terminated its retailers' franchise agreements based upon the expiration of the underlying leases. In denying injunctive relief to the franchisees, the court held that it was "powerless" to compel the franchisor's landlord to renew the leases or to back out of the new lease agreements that the landlord had entered into with a different refiner.
